My theory is the company leader killed that one person who was found dead before-hand, and then dressed him in the same clothing, and put the helmet next to him, he then placed the body onto the truck where no one would see him. He then probably went and committed the crime, took the jewels, jumped off the roof onto the wet mattress which had been in the rain (hence why its wet on the bottom), taken the mattress with him, quickly returned inside his apartment, returned the mattress under his bed and then waited a few minutes till Takagi noticed the body and a commotion happened.
